Three deals worth explaining properly — what the situation was, what I did, and where it landed.
One client, two transactions, six days apart. His beachfront house on the sand went under contract after a single day on market. The home he actually wanted next wasn't for sale — so I worked the phones, agent by agent, until I found an owner willing to have the conversation. He closed on a $6.5M Malibu property that never reached the MLS, and never competed with another buyer for it.
Beverly Crest, and the listing drew twenty offers. We won it on price — my buyers went higher than anyone else, because I told them exactly how high they'd need to go rather than guessing at it. But a number only wins if the seller believes it will close. We got creative with the financing so the offer could be written as cash, kept the terms clean and the contingencies short. Strongest price, least risk attached to it.
It had already been on the market with another agent, and it hadn't sold. Nothing about the property had changed when I took the listing — I staged it and had it photographed properly, and that was the difference. Ten offers came in during the first week. Buyers weren't rejecting the house the first time round; they were rejecting how it had been shown to them.
A fully remodelled mid-century that deserved to set the bar rather than follow it. We priced it to be taken seriously from day one instead of inviting a negotiation, and the market agreed — a full-asking offer inside the first week, and a record-breaking sale for the area.
South of the boulevard, comprehensively remodelled, with a pool. Houses at this level sell on how completely the work has been thought through — and buyers recognised it immediately. Under contract within a week of going live.
A near-half-acre estate lot with multiple offers on the table. Winning a competitive bid is one job; protecting your buyer after the contract is signed is another. We secured the property against the other offers, then renegotiated the price down during escrow — so my client won the house and paid less than the deal they'd won it with.
